I would not recommend using this title company. Their incompetence and poor communication made things more stressful than necessary. There were errors on my closing statement (thankfully fixed before settlement). Then at closing, my settlement officer basically told me to hurry up. Nice. The final straw though was when they made me fight for my own money for no good reason. They wouldn't give back all of my escrow money, telling me that they used most of it to pay a water bill. I requested this bill several times, but they never gave me a copy. Finally, after I pestered them for 6 months, they pulled water records from the city and realized that they were wrong. They didn't even apologize. They just said, "Oops," and sent me a check. This is either gross negligence or fraud. Just stay away.
I had a horrible experience with Andy Miller. Let me start by stating that I was the seller in the transaction so the title company was chosen by the buyer. I was scheduled to go to closing on Friday 9/5/2014 yet was called at 1:00 pm yesterday 9/2/14 informing me that the buyer MUST close that day or the lender was pulling out. I was at work at the time and informed Regina Holmes that I could meet at 6:30 when I got off. I asked to have the paperwork emailed to me which I received at 4:00 pm. I was also told by Regina that the person doing the settlement (Andy) was not going to be able to answer any questions because he was only there to witness my signature. That was somewhat acceptable. It's not usually how a real estate transaction takes place, but I'm no stranger to real estate docs and I knew it wouldn't be foreign for me. When I purchased my first home in 2008 my experience was that both the buyer and seller (as well as their respective agents) were all at the table and the process took about an hour. When I got to Residential Title Company Andy told me that he only had 5 minutes for me. His attitude was deplorable. He argued with my fiancé and I and raised his voice so loudly that the people in the lobby (I am assuming the buyer and agent) could hear him screaming. I have NEVER been treated like that in a professional setting. I tried explaining that Regina never told me that there was a 5 minute time frame but he kept cutting me off and told me that HE was told that I knew and agreed to a five minute settlement. This was not true. My agent hadn't even arrived yet. It was all paper pushing. Why would I sign something with no one to ask questions and no representation. As I previously stated, I had two hours between the time I received the docs and closing. I was also at work and unable to review them all prior. Andy then got up and sarcastically stated that he was leaving to tend to his other clients and that I could take all the time I needed....when I'm ready to sign, call him. He also kept pointing to my check and repeatedly saying "I've got a check for you" As if that's all my concern way. I was selling my grandmothers home. She passed away last year. It was a horrible experience for me and one that I will never forget. I never even had an opportunity to meet the new owner. I am in the process of purchasing a new home and have been shopping for a title company. I was going to consider Residential Title but based on the way that I was treated by Andy Miller I will NEVER give the company my business and I would NEVER recommend them to anyone that I know.
I ALWAYS have a great experience with residential. My husband and I own many properties so we use them a lot and have never been let down! We had to use a different company a few months ago since we were the sellers and it wasawful so never again. We will ALWAYS use residential!
The worst title company ever! Wish I could give zero stars. They scheduled the wrong date for me to sign the paperwork (I was out of state at the time of sale) so the notary showed up a day early....on a Sunday. Never returned my emails for a call back and sent me the wrong settlement statement with my proceeds check. Stay away if you can.
